You need a storage heart which you can make using diamonds (or shadow diamonds that are exclusive to the mod and are dropped by a few bosses when beating them the first time)
There's also a robot NPC that tells you how to craft magic storage units

Chest rooms are fine to me, but it's weird how vanilla hasn't gotten crafting from all nearby chests yet

Does biome spread bother people? Between the Clentaminator and them making it not tape the Jungle, it's a minor nuisance at best.
I almost miss the times where corruption would spawn in the jungle at the start of hardmode, and it was a race to get the Steampunker before it did too much damage.

When I am doing a playthrough with friends I could not care less about building, but when I am solo I like to put in some more effort for worlds I make for a particular purpose like my arena, farm and storage worlds >I've never heard of a bigger waste of time.

I'd be more inclined to actually build my NPCs nice houses if there weren't so fricking many of them. There's like 30 fricking NPCs and all but 5 or so exist to sell you ONE thing at best before you never speak to them ever again.
I like to give them some aesthetic appeals. Plus, it's nice to be able to carve out a large part of the world to be safe from enemies. Top it off with a town pylon for faster travel between regions, and it all comes together.

In hardmode there's a tax collector npc who makes the others pay you rent.
That does ring a bell, haven't really played extensively since 1.4 released

That's what large worlds are for.
The problem isn't space, the problem is I can't be fricked to build lavish housing for 20+ different NPCs I'll never interact with more than once.

if you mod adds more than 1 NPC at most its a good reason for me to never look at it.
Thorium adds quite a few, and they're worth it for the most part. They offer some unique items and services, like the cobbler.
