This. Games are too complex these days and making a custom engine will take a lot of time and money to develop and they may not even recoup the development cost of the engine when the games are released.
custom engines take forever and cost more, people have to find hacky solutions for it. In contrast, Unreal is documented and it is top tier.
Plus you have to train new people on your dedicated engine starting from UI.
As opposed to when you use the engine everyone uses from Patreon Adult Game tech demos through indie studios to AAA, when you just tell the guy to do a thing, not need to explain how to do it.

Games need to constantly increase graphical fidelity and attention to details because normies won't buy the game if the protagonist doesn't have the option to take a massive shit in a public toilet with feces in 8K resolution.
This means that modern game engines need to meet demands which are simply too complicated and too time consuming for your average dev studio to develop while working on everything else like models, textures, animations, world and level design, characters, writing, dialogue, quests, music etc.
Because game dev is a job, so game devs are people with jobs. This means they aren't obese morons in their mother's basement who give a shit about your platform wars.

Because it's widely available, rather well documented and easier to teach to new diversity hires who "already used the engine", i.e. slap together a few blueprints compared to literally every other in-house solution you might have. Just look at the mess that is Cyberpunk. The people who made the engine are long gone and nobody fricking knows how to work with that shit, hence the switch to UE for future projects.

All the competent programmers have left the video industry to make 10x as much working on technical software for the Corpos, so vidya relies on licensing one of the few game engines being maintained.
