If she's not into you but she wants to keep you as a friend and play video games with you and all that, thats torture. And you should make it clear to her that you're not interested in being friends. This sounds painful but it'll be even more painful to see her getting a boyfriend and having to listen to her relationship problems, and that's much worse for your mind in the end.
Just move on my friend don't do this to yourself. Chances are even if you distance yourself from her she'll still see you as a backup plan in case things with her boyfriend go south.
